Most homes benefit from a full exterior wash once a year. Properties under heavy tree cover, near water, or in humid climates often need it every 6–9 months to stay ahead of algae and mildew. Driveways and walkways usually hold up for 12–18 months.

Pressure washing uses high-pressure water to lift dirt from hard surfaces like concrete and brick. Soft washing uses low pressure plus cleaning solutions that kill algae and mildew at the root. Roofs, siding, painted wood and stucco get soft washed — high pressure on those surfaces causes damage.

Yes — when it is done with low pressure. We never blast a roof. Our roof process uses a soft wash treatment that dissolves the algae and lichen and rinses at a pressure no higher than heavy rain, which is the method shingle manufacturers recommend.

Most residential jobs start at $149 and land between $149 and $499 depending on square footage, how many surfaces are included and how dirty they are. Commercial work is quoted per property. Every estimate is free and written down before we start.

A driveway alone is typically 1–2 hours. A full house wash runs 2–4 hours. A house plus roof, deck and concrete is usually a full day. We give you a time window with your quote and we tell you if anything changes.

We do. Our detergents are biodegradable and we dilute to the lowest effective strength. Plants and shrubs are pre-wet and rinsed after, and we control runoff so nothing pools where it shouldn't.
